While locating and finding a place for himself in Mumbai on rental basis, it was a matter of time when the enterprising man found his foothold in the real estate broking business for others to find their dream homes in the vicinity. With his commitment and brokering skills, within no time he was a force to reckon with. With ample support from his able son K. Hemandas, they set up a business brokering real estate deals which is one of the most sought after one today. Speaking about it, K. Hemandas says, “We began with handling the referral business and working with mid-day closely. We started with newspapers and then went into the digitalised medium. When my son Mohit entered the business, he made our presence felt all over the social media which has helped us immensely.”
Speaking about technology playing a big role in their business, he says, “In my younger days, I would go from Mumbai to Borivali on a bicycle for a meeting with a client. But now, transport has become so advanced. The Internet has made things easy to reach out to people now. Online portals like Housing.com, 99 acres help to reach out to potential buyers, of course it has its pros and cons too. Besides newspapers, social media helps us to keep ourselves updated about new projects, Govt policies and technologies in the real estate industry. Now with Ai coming in, we hope that things will get more advanced.”
Of course, there are challenges galore too. He cites people`s unpredictable behaviour as the biggest challenge. He says, “I have seen deals breaking for Rs.2 lakhs too. You cannot predict anything as sure shot in this business. We try to deal with this aspect by being completely honest with our client, irrespective of the outcome. I feel in any business, honesty is of paramount importance. Another challenge that I see is the number of shares in profits have increased—from channel partners to many other contributors to the selling process, everyone wants to have a share in dealings.”
Speaking of Government policies he says, “They are doing some really good work. For example, Rera is benefiting a lot of people. Yes, the process is slow, which could be owing to the huge population but still there is a great deal of transparency that has come in as compared to earlier times. As a broker, too, there is a streamlined process in place now. Today, if a developer defaults, the broker is also penalised. This makes a lot of difference in the selling process. In short, these Govt policies and RERA have brought in a systemised process and has streamlined the industry as a whole. Lot of professionals have also come into this field now which is a good sign for days to come.”
He continues further, “Besides this, the good change now is that customers today are well-informed as compared to older customers. This could be because most of them are spending their hard earned money on loans with high interest rates. Today, even a person with a 1 crore apartment walks with his head high, so he will be concerned about the house he buys and the money he spends on it.”
According to him the real estate industry is a huge contributor to the National economy. He says, “Roti, kapda aur makaan (Food, clothes and house)— that’s the basic need of every man. And our Indian culture is such that a man gets a good education, job and then his big achievement is making his own house. It’s a continuous and never-ending process which can never get out-dated.”
Besides providing services ranging from stamp duty, registration, assisting with home loans from banks, they also provide interior decorators. He says, “We also provide rental services. We have clients from foreign countries like the US who have flats here, we maintain it for them, give it on rent here. Now with online registration, it has become much easier for Leave & License. Of course, sale agreements are not happening online yet, but we are hoping for the best in future days. We also take the entire building from the developer and sell it by doing the marketing, resourcing, everything on the project.
What about plans for the future growth of the business? He says, “My dream is to get into construction under the name of K. Hemandas, not in Mumbai though. There are many places around Mumbai that offer a lot of scope for developers like Alibaug. One can now reach a place like Ulwe by jetty in 15 minutes. Apartments that were available for Rs.10 lakhs are now available for Rs.60 lakhs there. There is a future there. It`s called the 3rd Mumbai City.”
Speaking about Mumbai city, he says, “Mumbai is the economic hub of India. And the way Gadkari saab is equipping the city with such great projects like the Mumbai to Delhi road, Nagpur to Goa roads to name a few, it is a matter of time that connectivity will be the key that connects Mumbai to all cities and see an exponential growth. Within Mumbai itself, the connectivity has improved tremendously. Earlier, it was so difficult to travel to places like Malad, Borivali that the joke was that the time taken to travel from town to the suburbs is similar to the time taken to travel from Mumbai to Dubai. But soon it will be a thing of the past. Good connectivity will help to connect Mumbai seamlessly in the near future.”
